Harbor Light Villas development now offers lots to custom build lake homes




Harbor Light Villas puts secure lakeside living within the reach of buyers who don't want to spend a half-million dollars or more on land alone, according to the luxury resort's developers. "We've got a real exclusive on the market," sales manager Don. R. Rowe said during a recent tour. "Nobody else has our price range." Harbor Light Villas offers the option of purchasing a completed home or creating a custom home in the price range of $250,000 to $500,000.The amenities in the gated community include a lock and leave lifestyle, resort pool, covered boat slips, on-site maintenance and a floating dock in deep water. In many of the luxury resorts on Cedar Creek Lake the total Harbor Light Villas home purchase price would be the cost of the lot alone, Rowe said. "We want to fill this up with satisfied, happy people," Rowe said. "We're not trying to make a killing." Rowe said the resort can offer the prices it does because the six-year-old development's owner purchased the property at a great price. Residents have the option of purchasing a covered boat slip for $12,000. The development began as town houses, but it became apparent buyers preferred separate structures. The development currently has one townhome and two villas finished and on the market., plus six other properties that are already sold and occupied. The development has several layout plans available, including one with an elevator to the upstairs bedrooms. The layouts feature master bedrooms, covered balconies, custom trims and granite countertops. When completed, there will be 50 residences in the development. It is one hour from downtown Dallas and about one mile from downtown Gun Barrel City. Rowe said the resort always enjoys a nice breeze off of the water, and there is little boat traffic. It is a quiet community, and it is the home of the 2012 lake and state record for white crappie, he said. "This is a place where people can come out and enjoy the lake lifestyle," Rowe said. Fishing Report from TPWD (Nov. 20)

GOOD. normal stain; 68 degrees; 3.32 feet below pool. The recent storms slowed down the fishing just a bit. Still finding hybrids and white bass on midlake points and drop offs along sandy flats throughout the dam area, Crappie Island, Key Ranch and the spillway humps in 11-17 feet. Cast spinners and slabs and look for schooling fish on these flats as well as deeper seawalls and shorelines. Fish any hump in 14-22 feet throughout the lake to find fish stacked up in schools as the day warms up. Look for schooling fish on cloudier days. Use spinnerbaits or drop a slab down to the bottom and work it fast up and down and the fish will hit it immediately. Also throwing out a slab and reeling it back with a slow retrieve is also working well. Cast rattle traps, Spoons,Umbrella Rigs, slabs or sassy shads to get the hybrids to bite. The crappie bite has been getting better. Target crappie with small jigs and minnows in 5-12 feet under bridge pylons, hidden brush piles throughout the lake or under docks. Crappie fisherman have been moving spot to spot finding limits. You may catch 4-5 and then have to move on to another spot on some days. Limits are being reported, although guides have been reporting conditions are improving with bigger sized fish being caught. Report by Brent Herbeck, Herbeck’s Lonestar Fishing Guide Service. Catfish are good on shallow flats in the mouths of the major creeks and the adjacent points and shorelines are holding fish in 2 -6 feet, or with fresh shad anchored or drifting on mainlake flats in 12-24 feet.
