Harbor Light Villas development now offers lots to custom build lake homes




Harbor Light Villas puts secure lakeside living within the reach of buyers who don't want to spend a half-million dollars or more on land alone, according to the luxury resort's developers. "We've got a real exclusive on the market," sales manager Don. R. Rowe said during a recent tour. "Nobody else has our price range." Harbor Light Villas offers the option of purchasing a completed home or creating a custom home in the price range of $250,000 to $500,000.The amenities in the gated community include a lock and leave lifestyle, resort pool, covered boat slips, on-site maintenance and a floating dock in deep water. In many of the luxury resorts on Cedar Creek Lake the total Harbor Light Villas home purchase price would be the cost of the lot alone, Rowe said. "We want to fill this up with satisfied, happy people," Rowe said. "We're not trying to make a killing." Rowe said the resort can offer the prices it does because the six-year-old development's owner purchased the property at a great price. Residents have the option of purchasing a covered boat slip for $12,000. The development began as town houses, but it became apparent buyers preferred separate structures. The development currently has one townhome and two villas finished and on the market., plus six other properties that are already sold and occupied. The development has several layout plans available, including one with an elevator to the upstairs bedrooms. The layouts feature master bedrooms, covered balconies, custom trims and granite countertops. When completed, there will be 50 residences in the development. It is one hour from downtown Dallas and about one mile from downtown Gun Barrel City. Rowe said the resort always enjoys a nice breeze off of the water, and there is little boat traffic. It is a quiet community, and it is the home of the 2012 lake and state record for white crappie, he said. "This is a place where people can come out and enjoy the lake lifestyle," Rowe said. Fishing Report from TPWD (Jan. 15)

GOOD. stained; 50 degrees; 2.61 feet below pool. The hybrid and white bass winter deadsticking bite is now in full swing! Use half ounce to 1-1/2 ounce jigs with 4-5 inch plastic flukes depending on what the winds are and drift long lengths of the lake in the deepest water 35-50 feet. Drift at speeds of .2-.6 mph using your drift mode on your trolling motor or using drift socks. If the winds are not too bad you can just drift with the wind. Thumping on the bottom of your boat will attract fish and group them up underneath as you drift. Utilizing a splasher also works well with thumping. You will find the fish suspended between 22-28 feet when deadstricking. Look for Birds and Loons early mornings on shallow flats as the fish will come up to follow the bait and feed early especially on cloudier/colder days. The crappie bite has been tough with reports of fish being scattered. Target crappie with small jigs and minnows in 7-15 feet under bridge pylons, hidden brush piles throughout the lake or under docks. Crappie fisherman have been moving spot to spot finding limits. Lots of crappies in the 7-9 inch range. Limits of crappie will happen but you may catch a lot of small ones getting to your limit. Report by Brent Herbeck, Herbeck’s Lonestar Fishing Guide Service. Still 2.7 low and water temps are in the 50 degree range give or take a degree with the clarity being stained to slightly stained heading south.
