Cedar Creek Lake landmark marina to be sold at auction next month




GUN BARREL CITY -- Big Chief Landing, the longest business on Cedar Creek Lake in continuous operation, will be sold at an on-site auction Feb. 12 at 1 p.m. The business operation, which was built in 1966 immediately following the construction of the man-made water reservoir, will be sold in two lots. In addition to the land and buildings, all personal property such as boats, water toys, lawnmowers, restaurant equipment and collectibles will also be sold separately at the auction. The last listed price on the property was $2.4 million, according to a real estate ad placed by Ameribid. Potential purchasers are invited to come inspect the property and place a bid. The business currently is owned by Dan Leonard, and its appraised value is $584,000, with the land valued at $257,000 and the improvements at $327,000, according to the Henderson County Appraisal District. It sits on the edge of Highway 334 at the end of the Causeway that separates Seven Points and Gun Barrel City in an area that is zoned for the sale of alcoholic beverages. Lot 1 of the business, which is known for being one of the deepest marinas and most easily accessed boat ramp on the lake, consists of a 1,250-square-foot bait shop and store, a 900-square-foot live storage building with circulation pumps, a 4,800-square-foot, two-story motel with 10 rooms and a 5,400-square-foot restaurant with a 1,000-gallon grease trap. It includes a 24-hour, credit card-pay gasoline pump on the dock. The operation sits on 1.639 acres where there is room for expansion. Lot 2 is a 2.440-acre plot of land next to the marina. It is one of the last remaining commercially-zoned sites on the lake. It includes a 900-square-foot motel with three rooms and a 1,200 square-foot duplex with two rooms. Fishing Report from TPWD (Mar. 26)

FAIR. stained; 61 degrees; 0.16 feet below pool. Hybrid and white bass are returning to the main lake after their annual spawning run into the creeks. These fish are now congregating on wind-blown points throughout the lake and on shallower flats near drop-offs and ledges. The shad spawn will begin in the coming weeks, which will trigger early morning schooling action along shallow points and seawalls, attracting birds to the area. To target these fish, use 1/2 ounce to 1-1/2 ounce slabs and spinnerbaits. Work the baits close to the bottom, as this will entice strikes. Thumping the bottom of the boat will also help group fish underneath as you fish these spots. The crappie bite is strong around docks, bridges, and in creeks, with minnows or jigs proving to be effective. Catfish are biting well in shallow flats at the mouths of major creeks and along adjacent points and shorelines in 2-6 feet of water. For deeper water, try anchoring or drifting with fresh shad on main lake flats in 12-24 feet. This catfish bite should remain productive for another month.
