Cedar Creek Lake landmark marina to be sold at auction next month




GUN BARREL CITY -- Big Chief Landing, the longest business on Cedar Creek Lake in continuous operation, will be sold at an on-site auction Feb. 12 at 1 p.m. The business operation, which was built in 1966 immediately following the construction of the man-made water reservoir, will be sold in two lots. In addition to the land and buildings, all personal property such as boats, water toys, lawnmowers, restaurant equipment and collectibles will also be sold separately at the auction. The last listed price on the property was $2.4 million, according to a real estate ad placed by Ameribid. Potential purchasers are invited to come inspect the property and place a bid. The business currently is owned by Dan Leonard, and its appraised value is $584,000, with the land valued at $257,000 and the improvements at $327,000, according to the Henderson County Appraisal District. It sits on the edge of Highway 334 at the end of the Causeway that separates Seven Points and Gun Barrel City in an area that is zoned for the sale of alcoholic beverages. Lot 1 of the business, which is known for being one of the deepest marinas and most easily accessed boat ramp on the lake, consists of a 1,250-square-foot bait shop and store, a 900-square-foot live storage building with circulation pumps, a 4,800-square-foot, two-story motel with 10 rooms and a 5,400-square-foot restaurant with a 1,000-gallon grease trap. It includes a 24-hour, credit card-pay gasoline pump on the dock. The operation sits on 1.639 acres where there is room for expansion. Lot 2 is a 2.440-acre plot of land next to the marina. It is one of the last remaining commercially-zoned sites on the lake. It includes a 900-square-foot motel with three rooms and a 1,200 square-foot duplex with two rooms. Fishing Report from TPWD (Jan. 15)

GOOD. stained; 50 degrees; 2.61 feet below pool. The hybrid and white bass winter deadsticking bite is now in full swing! Use half ounce to 1-1/2 ounce jigs with 4-5 inch plastic flukes depending on what the winds are and drift long lengths of the lake in the deepest water 35-50 feet. Drift at speeds of .2-.6 mph using your drift mode on your trolling motor or using drift socks. If the winds are not too bad you can just drift with the wind. Thumping on the bottom of your boat will attract fish and group them up underneath as you drift. Utilizing a splasher also works well with thumping. You will find the fish suspended between 22-28 feet when deadstricking. Look for Birds and Loons early mornings on shallow flats as the fish will come up to follow the bait and feed early especially on cloudier/colder days. The crappie bite has been tough with reports of fish being scattered. Target crappie with small jigs and minnows in 7-15 feet under bridge pylons, hidden brush piles throughout the lake or under docks. Crappie fisherman have been moving spot to spot finding limits. Lots of crappies in the 7-9 inch range. Limits of crappie will happen but you may catch a lot of small ones getting to your limit. Report by Brent Herbeck, Herbeck’s Lonestar Fishing Guide Service. Still 2.7 low and water temps are in the 50 degree range give or take a degree with the clarity being stained to slightly stained heading south.
